RESPONSIBILITIES

Purpose of Job:
The primary purpose of this position is to protect and enhance Centre by identifying centre objectives, and through the direction of subordinates and the performance of income producing activity, translate these objectives into operations, marketing, leasing and other profit enhancing programs.

Key Responsibilities and Accountabilities:
1. Create a First-ever shopping experience for customers through:
- Establishing and maintaining exceptional operating standards including: maximizing contracted services, oversight of the property’s preventative maintenance program, development of a comprehensive energy and capital plan.
- Developing and executing, in coordination with Marketing Team and TM Team, a comprehensive marketing plan that enhances Center as well as Township and key retailer sales, enhances revenues, deliver compelling mall programming and maximize technological resources such as social media to connect with shoppers.

2. Maximize Earning before Interest, Tax, Depreciation and Amortization (EBITDA) of Centre
- Conducting a deliberate process of increasing all potential income sources, while controlling expenses within SOPs, Calpex and Opex.
- Developing and implement a comprehensive Strategic Business Plan which addresses the opportunities and needs of the Centre.
- Maximizing permanent leasing results (LLT) through the development and oversight of the local tenant leasing process from lead generation to tenant opening.

3. Professionally represent the Company and develop strong relationships with existing and prospective tenants.
- Proactively respond to tenant issues, conduct formal and informal tenant meetings to promote/discuss marketing, operations and security.
- Support Tenant Coordination and work with local governmental permit agencies to overcome obstacles that can delay tenant fit-out.

4. Ensure the mall’s safety, security and property are well managed through:
- Closely working with Security Team/Security Services Provider to establish a customized safety and security program and Comprehensive Emergency Management Plan (CEMP) customized for each property.
- Closely working with Technical Team to establish and execute Tenant Handbook; Tenant Fit-out guidelines; Centre Operation Manual.

5. Execute procurement in compliance with Groups SOPs and daily management of sub-contractors, consumables and equipment such as cleaning service; maintenance service; landscape service…

6. Develop and retain a highly skilled mall team.
